1. Who We Are!
Londonbridge Property Finance (Pty) Ltd is a property finance company that was started up by dynamic individuals who have come together from a number of different commercial sectors with the common goal of creating a bridging finance company that surpasses all others in terms of its service excellence to conveyancer’s and their client’s.

2. Services Offered
The products on offer are designed specifically around the residential property market and because we have chosen to concentrate on this niche market, we are able to ensure that all our client’s are given the exceptional service that they so deserve.

To ensure that we are always in a position to “Bridge the Gap” with excellence we have focused much attention on our processing systems and have taken much care to ensure that our application process is streamlined and efficient.

Londonbridge can boldly state that it offers highly competitive rates which are advantageous to both the conveyancer and the client, that our agreements are all compliant with the National Credit Act and that our processing times are unbeatable.

Transaction Types

1. Sale of surplus equity- we will advance the capital/profit earned by the seller of a property prior to the registration of the transaction in the deeds office.
2. Payment of Rates/Levies/ Transfer Duty – we will provide access to your funds for the payment of these unexpected costs, in order to facilitate the transfer and registration process.
3. Mortgage Bond- we will advance monies due in terms of approved mortgage bonds, further advances or a switch between financial institutions long before the registration of the bond takes place in the deeds office.
4. Estate Agents- agents can access their commissions earned on property sale transactions prior to registration of the transfer in the deeds office.

Immediate Access to Surplus Equity in Your Current Property Should have an existing property owned for more than 12 months, Home Services can arrange a further bond through your Homeloan Originator. London Bridge will then advance 80% of the bond proceeds on approval of your further bond

3. What does it cost You!
London Bridge charge customers R1.12 per day per R1 000 advanced (3,5% per Month). Importantly, London Bridge’s pricing is 100% compliant with the National Credit Act’s parameters for Unsecured Loans.

An Initiation Fee shall be payable on each transaction, calculated at 1% (one percent) of the loan amount, subject to a minimum fee of R500.00 (Five Hundred Rand) and a maximum fee of R1000.00 (One Thousand Rand) excluding VAT.

A monthly Service Fee in the sum of R50.00 (Fifty Rand) Excluding VAT shall be payable on each transaction.
